Anyone know the minimum dimensions of a 2 storey 2 bedroom detatched property. 
By this i mean the footprint. In metre please.

I've set-out homes for Barratts and Belway Homes and some of their stuff must be close to the minimum that the buying punter will tolerate.  So, off the top of my head and using Barratts typical space planning guidelines I'd say the smallest footprint would be in the order of 5 metres (front elev) by 8 metres and it would certainly be minimal room sizes with minimum size shower/toilet combo and 2 beds upstairs and kitchen/diner plus lounge only downstairs.

thanks. i have a plot of land with permission, well had permision for a 2 up 2 down house to be built, this was in 95, dont think it would be a problem to get further permission. the plot is 13m x 11.small i know! house prices round here are silly high. probably lose 25k off the price of my house but reckon there could be a big enough profit to make it worthwhile. any thoughts, wheres's big mack when you need him.

Sorry if 13 x 11  is total plot size, it can still be done but I guess you will want the house no deeper than 7 metres? Would likely need a bespoke design to get sensible sized rooms but I can arrange this too.
General rule of thumb is that the 'kit price' will represent 1/4 the cost of the job (excluding plot but inc utilities etc)

cheers mac. just had a quick look but will do in-depth later.
I do know the house will have to match the same brickwork as the houses on the lane.
no garage needed. looking at 2 bed detached locally but without measuring them they look about 7 x 6 metres.
I have all the available contacts for the build. up to damp i would do myself.
drainage might be an issue because there all combined round here especially with the 5 metre soak away rule.
